The 1099 Problem Nobody Warns You About
You're an independent contractor. The money's real — your 1099s prove it. But when you apply for a traditional mortgage, the bank doesn't qualify you on your 1099s. They qualify you on your tax returns AFTER deductions — and like every smart contractor, you deduct: mileage, equipment, home office, supplies.
So the bank sees your net, not your gross. A realtor who earned $180K in commissions might show $85K after write-offs — and suddenly "doesn't qualify" for a normal house in their own market.
Here's what that bank didn't tell you: 1099 loan programs qualify you on the 1099 itself — the gross number, before your deductions eat it.
How 1099 Loans Work
Instead of tax returns, the lender uses your 1099 forms — typically 1 or 2 years of them — as the income documentation. Most programs apply a modest expense factor to the gross (often around 10%, far friendlier than what your Schedule C shows), and that becomes your qualifying income.
The difference is dramatic. Same borrower, same earnings:

1099 loan vs. bank statement loan — which is better for me?
Depends on your deposit pattern and deductions. If your 1099 gross is strong, the 1099 program is cleaner. If your income spreads across many payers or entities, a bank statement loan may qualify you higher. I'll run both and show you.
Can I use a 1099 loan for an investment property?
Investor deals usually route better through a DSCR loan (no income docs at all). For your own home, 1099 programs shine.
I have W2 AND 1099 income — what then?
Mixed-income files are workable and common. The right structure depends on the amounts — bring me both and I'll build it.
Only one year of 1099 history?
Some lenders accept 1 year, especially with prior W2 history in the same field. Don't self-reject — ask.
