Denied by the Computer? Read This Before You Give Up
Here's the part of VA lending most loan officers won't tell you, because it exposes them:
Every VA loan runs through an automated underwriting system first. Credit lates, a thin file, a higher DTI — the computer kicks it back, and most lenders stop right there. "Sorry, nothing we can do." The veteran walks away thinking the VA said no.
The VA didn't say no. That lender did.
VA guidelines explicitly allow a manual underwrite — a human underwriter reviewing your full picture: residual income (the VA's own preferred measure), compensating factors, the real story behind the credit events. Manual underwrites take work — documentation, structuring, an actual argument built for your file. Most loan officers won't do it. It's one of my specialties, and it's why other lenders' dead VA files end up on my desk.
I closed a veteran whose lender walked away mid-deal over old credit lates the automated system flagged. We documented everything, went manual, and he got his keys. An automated denial is not a final answer — it's a lazy one.
Residual Income — the VA Metric That Saves Files
While every other loan lives and dies by DTI, the VA's underwriting philosophy centers on residual income — the actual dollars left over each month after your obligations, scaled to family size and region. It's a smarter measure of whether a veteran can afford a home, and it's the lever that gets manual-underwrite files approved when the DTI number alone looks scary. Most LOs never learn to argue residual income properly. I have, many times.
Using Your VA Benefit More Than Once
Your VA entitlement is reusable — and in some cases you can hold two VA loans at once (keep your current home as a rental, buy the next with remaining entitlement). Second-use math, bonus entitlement, restoration after a sale — this gets complicated fast, which is exactly the kind of file I like. If you're a veteran wanting to move up while keeping the old house, call me before you assume you can't.

Almost certainly the LENDER declined you, not the VA. Different lenders, different overlays, and manual underwriting changes outcomes. Send me the file before you give up.
Can I use a VA loan for a multi-unit property?
Yes — up to 4 units if you occupy one. Veteran house-hacking is a real wealth move.
Do VA loans take longer to close?
Myth. My VA files close on normal timelines — the "VA loans are slow" reputation comes from lenders who don't know the program.
What about VA refinances?
IRRRLs (streamline refis) and VA cash-out both exist — cash-out up to high LTVs the conventional world won't touch.
I have a service-connected disability — anything different for me?
Yes — your funding fee is likely waived, and certain property tax exemptions may apply in Arizona. Bring it up; it's money.
