Instead of tax returns, the lender reviews 12 to 24 months of your bank statements — personal or business — and qualifies you on your actual deposits. Your real cash flow tells the story your tax returns can't.

The lender applies an "expense factor" to business deposits (accounting for the cost of running your business — often 50%, but it varies and can be lower with a CPA letter stating your actual expense ratio), and the resulting number becomes your qualifying income.
