Most conventional loans want a minimum 620 credit score, but the higher you go, the better your rate and terms. That said, the score is only part of the picture — I look at the whole file. I've placed conventional loans for borrowers who thought their credit was a dealbreaker and it wasn't. Conventional loans can go as low as 3% down for qualified buyers — you don't need 20%. Putting 20% down does let you skip private mortgage insurance (PMI), but for a lot of buyers, getting into the home sooner with less down makes more sense than waiting years to save 20%. As a broker, I'll run both scenarios so you can see the real numbers and decide what actually fits your situation.
A bank offers you the bank's loans — one set of guidelines, take it or leave it. As a mortgage broker, I shop your file across 200+ wholesale lenders to find the best fit on rate, terms, and approval odds. Same loan, more options, and if one lender says no, I've got a lot more to go to. That's the whole point of using a broker.
