FHA loans are mortgages insured by the Federal Housing Administration — which means lenders can say yes to borrowers that conventional guidelines turn away. The government backing isn't charity; it's policy designed to make homeownership reachable. The practical result for you:

  • 3.5% down with a credit score of 580+

  • 10% down can work with scores even lower (500-579 range, lender overlays permitting)

  • Higher DTI tolerance than conventional — FHA regularly approves debt loads conventional won't

  • Gift funds welcome — your whole down payment can be gifted from family

  • Co-signers allowed — including non-occupant co-borrowers (a parent can help you qualify without living there)

The Credit-Event Comeback Chart

Here's the FHA superpower nobody explains clearly: the waiting periods after credit disasters are shorter than you think.

  • Chapter 7 bankruptcy: eligible ~2 years after discharge (conventional wants 4)

  • Chapter 13 bankruptcy: possible after 12 months of on-time plan payments — while STILL in the plan, with court approval

  • Foreclosure: ~3 years (conventional: 7)

  • Short sale: ~3 years

  • Collections/charge-offs: don't automatically kill an FHA file

The Honest Part — FHA Mortgage Insurance

I give it to you straight on every page, so here it is: FHA loans carry mortgage insurance — an upfront premium (financeable) and a monthly premium that, with minimum down, lasts the life of the loan. That's the trade for the flexibility.

But here's the play most loan officers never mention: FHA is a chapter, not the whole book. Buy the home now with FHA, build equity and credit, then refinance into conventional later and drop the mortgage insurance entirely.
