Arizona down payment help usually comes as a grant, a forgivable second, a deferred second (due on sale or refinance), or a repayable second mortgage. Funds open and close. A program that existed last quarter may be empty this month.

Common places to ask: Home Plus / Arizona Industrial Development Authority style offerings, city or county assistance in Phoenix, Mesa, Tempe, Chandler, and Gilbert when funded, employer or union assistance, and nonprofit seconds layered with FHA or conventional.

Most DPA has income limits, purchase-price caps, first-time buyer definitions (or exceptions for veterans and targeted areas), a class requirement, and occupancy rules. Some cannot pair with every first-mortgage product.
