Best DSCR Loan for 2027 (Arizona): An Investor Guide

Updated: 7 days ago

A DSCR loan asks one question: does the rent pay the mortgage?
Not your W-2. Not your tax return. The property. That's why investors love it, and it's also why people get burned when the numbers are tight.
Here's how it works, what to watch going into 2027, and how to pick the right one. No rate forecasts. If a deal only works when rates drop, it's a hope, not a deal.
How a DSCR loan works
DSCR stands for debt service coverage ratio. The lender takes the property's rent and divides it by the full monthly payment: principal, interest, taxes, insurance and any HOA.
Made-up numbers: rent is $2,400, the full payment is $2,000. That's a 1.2 ratio. The rent covers the payment with some room left over. If rent and payment are equal, it's 1.0. Below that, the rent doesn't cover it on paper.
What ratio a lender wants, and how they price it, varies by lender. Some will go below 1.0 with tougher terms. Some won't.

Who it fits
Investors buying long-term or short-term rentals (1-4 units)
Self-employed investors whose returns look thin
People who want to close in an LLC
Investors growing past what conventional lending allows
It's for investment property only. Not your primary home.
The catches
It costs more than a regular loan. It's a non-QM investor loan, so expect investor pricing and a bigger down payment than you'd see on a primary home. Exact terms depend on the lender, your credit and the property.
Reserves. Many lenders want to see money left in the bank after closing. How much varies.
Prepayment penalties. A lot of DSCR loans have them. They can lower your rate, but they can trap you if you want to sell or refinance early. This is the one people skip reading and regret.
The appraisal sets the rent. The lender usually uses the appraiser's rent estimate, not the number you hope to get. Short-term rental income gets treated differently from lender to lender.
What to watch in 2027
Underwrite at today's numbers. Don't buy a rental that only works after a refinance you haven't gotten yet.
Watch insurance and HOA. In Arizona those can quietly kill a ratio. Get real quotes early.
Pick the prepay to match your plan. Holding forever? A longer prepay might be fine. Might sell or refi in a couple years? Pay for flexibility.
Know your rent before you offer. Check what comparable rentals actually lease for, not what the listing says.
Compare full loan terms. Rate, points, prepay, reserves, and whether interest-only is offered. The lowest rate can be the worst loan.
How to pick the best one
The best DSCR loan is the one that:
Works at the real rent, not the dream rent
Has a prepay penalty that fits how long you'll hold
Doesn't drain your reserves to close
Comes from a lender that actually funds your property type

FAQ
What is a DSCR loan?
A DSCR loan is an investment property mortgage that qualifies based on whether the property's rent covers the monthly payment, instead of your personal income.
How is DSCR calculated?
Divide the monthly rent by the full monthly payment, including principal, interest, taxes, insurance and HOA. A ratio of 1.0 means the rent exactly covers the payment.
Do DSCR loans need tax returns?
Generally no. DSCR loans usually don't use your personal income or tax returns to qualify. Credit, down payment, reserves and the property still matter.
Do DSCR loans have prepayment penalties?
Many do, and the terms vary by lender. Pick a prepay structure that matches how long you plan to keep the property.
Can I use a DSCR loan for an Airbnb in Arizona?
Some lenders allow short-term rentals, but they treat the income differently. Ask how the lender figures rent before you make an offer.
